Rental electrical safety is about more than ticking a box. A good check helps identify unsafe outlets, old switchboards, missing safety protection, smoke alarm issues and repair priorities before tenants are affected.
Rental providers should keep clear records and act on defects promptly.
Current Victorian rental guidance
Consumer Affairs Victoria’s rental-provider guidance says electrical installations and fittings must be checked by a licensed electrician at least every 2 years for new rental agreements entered into after 29 March 2021, including fixed-term agreements that roll over to periodic agreements after that date. If no check has been completed in the previous 2 years when a renter moves in, a check must be completed as soon as possible.
For fixed-term agreements entered into before 29 March 2021 that became periodic before that date, CAV encourages periodic electrical safety checks. Rental providers still need to keep the property in good repair and suitable for occupation. Check the current guidance for your agreement and keep inspection and repair records; this guide is general information, not legal advice.

Areas that commonly need attention
Rental properties can hide years of small fixes and tenant wear. Focus on the switchboard, RCD protection, powerpoints, lighting, smoke alarms, exterior electrical gear and any DIY-looking additions.
- Switchboard condition and circuit labelling
- Safety switch/RCD protection
- Damaged powerpoints or switches
- Smoke alarm age and operation
- Outdoor lights and powerpoints
- Shed or garage circuits
Why documentation matters
Keep records of inspections, defects, repairs and certificates. Clear records help property managers, owners and electricians understand what has been done and what still needs attention.
Do not delay safety repairs
If a defect creates risk, it should be repaired rather than deferred. Damaged outlets, tripping circuits, burning smells and failed smoke alarms should be treated seriously.
Making checks efficient
Bundle small repairs where possible: replace damaged fittings, check smoke alarms, fix exterior lights and tidy labels while the electrician is already on site.

Frequently asked questions
How often do rental electrical checks happen?
Rental requirements can change, so rental providers should follow current Victorian rules and keep check records.
Can tenants reset safety switches?
They can reset after a simple trip, but repeated tripping should be reported and checked.
Do smoke alarms need checking?
Yes. Smoke alarms should be working, in date and suitable for the property layout.
